Things We Look For When Inspecting a Flat Roof
Pooling Water
Water pooling is a sign of a low spot on your roof. Pooling water can prematurely shorten the lifespan of the roofing membrane. To remove standing water on a flat roof, contact us for an estimate. If you’d like to fix it yourself, you can use a floor squeegee or a wet/dry vac. Either are available at your local hardware store.
Deteriorating Seals
Deteriorating seals, often caused by improper installation, or pooling water or debris, is a common source of leaks. If you suspect you have deteriorating seals in your flat roof membrane, contact us right away for an inspection and estimate. If an unsealed seam is leaking, it can cause problems elsewhere in your building.
Unsealed Seams
Unsealed single membrane seams can be avoided with proper installation. Seams around flashing sometimes happen as a result of changing outside temperature. This change in temperature causes the seams to shrink and expand. Eventually, they often crack. When a seam is not sealed properly, water can easily pass through and wreak havoc in many ways.
Mold or Mildew
Any roof with drainage problems, or that’s left with decaying leaves or debris on them, is a prime breading ground for mold or mildew. Mold and mildew will prematurely shorten the lifespan of any roof by breaking down the material. This is why proper drainage is important.
Leaves or Debris Piling-Up

How to Find Where a Flat Roof is Leaking
One common sign your roof is leaking is a stain on your ceiling. Keep in mind that the water’s actual point of entry on your roof might not necessarily be straight above this stain, but it’s a good starting point. From below this stain, measure the distance to this stain from two adjoining walls. Then go to your roof, and measure from the same points from those same walls, and in the same direction.
