Commercial Roof Repair

Flat or commercial roof repairs don’t have to cost an arm and a leg. Often, they can be avoided with regular inspections and maintenance. We recommend annual roof inspections by a professional roofing company, such as ours. Inspections are free and you’re under no obligation to hire us should we find any problems. If your roof is in good shape, we’ll let you know that, too.

What Are My Flat Roof Repair Options

Your flat roof repair options depend upon the membrane you have. If we are patching a flat roof, we use the original material. For example, if we’re repairing an EPDM roof, we would use EPDM to patch it.

If we inspect your roof and find a problem, you should have it fixed right away. Any roofing problem, if ignored, will only become a bigger and more expensive problem to fix later. Our inspection is free, and you’re under no obligation to hire us to fix your roof. Regardless, if your flat roof is in need of repair, you should get it fixed right away.

How Much Does It Cost

Generally speaking, flat roofs cost less to repair than sloped roofs. Costs vary widely based on original material, and the scope of the damage and repairs required. For a free inspection and estimate, contact us. If we inspect your roof, you are under no obligation to hire us to fix it.

How Often Should a Flat Roof Be Inspected or Maintained

You should have your roof inspected every year. Don’t wait until your roof is leaking to have it inspected. If a potential or small problem is caught before it becomes serious, such as a leak, you will have saved yourself a lot of money and headache. When inspections and estimates from us are free, you have nothing to lose.

Things We Look For When Inspecting a Flat Roof

Pooling Water

Water pooling is a sign of a low spot on your roof. Pooling water can prematurely shorten the lifespan of the roofing membrane. To remove standing water on a flat roof, contact us for an estimate. If you’d like to fix it yourself, you can use a floor squeegee or a wet/dry vac. Either are available at your local hardware store.

Deteriorating Seals

Deteriorating seals, often caused by improper installation, or pooling water or debris, is a common source of leaks. If you suspect you have deteriorating seals in your flat roof membrane, contact us right away for an inspection and estimate. If an unsealed seam is leaking, it can cause problems elsewhere in your building.

Unsealed Seams

Unsealed single membrane seams can be avoided with proper installation. Seams around flashing sometimes happen as a result of changing outside temperature. This change in temperature causes the seams to shrink and expand. Eventually, they often crack. When a seam is not sealed properly, water can easily pass through and wreak havoc in many ways.

Mold or Mildew

Any roof with drainage problems, or that’s left with decaying leaves or debris on them, is a prime breading ground for mold or mildew. Mold and mildew will prematurely shorten the lifespan of any roof by breaking down the material. This is why proper drainage is important.

Leaves or Debris Piling-Up

Dry leaves by themselves, resting on your roof, isn’t a problem. Often the wind will blow them away. It’s when they get wet and sit for extended periods that cause problems. Wet leaves or other debris sitting for extended periods create a breading ground for mold and mildew. As mentioned above, your flat roof won’t last as long, as a result.

If you spot leaves or any other debris pilling-up on your roof, remove it, or contact us to remove it for you, right away.

Punctures

Even brand-spanking new roofs can get punctured. And when they do, they need to be repaired right away. Punctures can happen from things such as fallen tree branches, walking on the roof, and from hail. Punctured roofing material, such as your flat roofing membrane or even shingles, opens the door to water, insects, and other pests to wreak havoc on your roof. This, of course, will lead to costly repairs.

If high winds have recently come through your neighborhood, or a hail storm, inspect your roof, or have us inspect it, right away. The sooner a problem is caught and repaired, the less it will cost you.

Clogged Drains or Gutters

Even if you don’t have any low spots on your flat roof, a clogged drain can lead to pooling water. If your gutters can’t let water pass through, the water builds-up and pools on your roof. As mentioned above, pooling water can lead to other, costly problems.

How to Find Where a Flat Roof is Leaking

One common sign your roof is leaking is a stain on your ceiling. Keep in mind that the water’s actual point of entry on your roof might not necessarily be straight above this stain, but it’s a good starting point. From below this stain, measure the distance to this stain from two adjoining walls. Then go to your roof, and measure from the same points from those same walls, and in the same direction. Where those points meet, start looking for punctures or cracks or unsealed seams. Of course, you can always contact us for a free inspection 🙂

How Do You Stop a Leak

You should really hire a flat roofing professional to inspect your roof, find the leak, and determine the best course of action to stop it. The sub-roof also needs to be inspected to make sure it hasn’t been damaged by the leak. What’s more, if your roof is under warranty, and you attempt the repair yourself, you might void your warranty. If we installed your flat roof, it came with a 5-year workmanship guarantee.
