As of January 14, 2019, the City of Fort Collins requires all new installations of roofing be UL2218 Class 4 impact resistant. These roofing include asphalt shingles, stone-coated metal shingles, standing seam metal panels, and tile. Thankfully, metal roofing products are, by nature, Class 4 impact resistant. The city’s Class 4 impact resistant requirement is meant to reduce waste headed to the City’s landfill. The advantage to homeowners is that your new asphalt shingle roof will last longer than non-impact resistant shingles. The downside is that you get to spend more money, initially. However, since impact resistant shingles often last longer than non-impact resistant shingles, they’re surely to cost less over the long run.
Most asphalt shingle manufacturers, such as Owens Corning, CertainTeed, and Malarkey, make Class 4 impact resistant shingles. Although many asphalt shingle manufacturers make UL2218 Class 4 impact resistant shingles, they’re not all equal. Take Owens Corning for example. Their TruDefinition Duration Storm shingles are Class 4 impact resistant, and these are great shingles, but their TruDefinition Duration Flex is more flexible and, as a result, even more resistant to hail. These two shingle lines are Class 4 impact resistant, yet one is a little better than the other. And, these two shingle lines cost about the same.

Stone-Coated Metal Shingles:
If you’re looking for a better option for a roof replacement in Fort Collins, consider metal. All of the stone-coated metal roofing options from Westlake Royal Roofing are Class 4 impact resistant. These roofing products have some advantages over asphalt shingles. For one, they are all recyclable in our area. There are some asphalt shingle recycling centers around the country, but none in our Northern Colorado area. In Fort Collins, Colorado Iron and Metal recycles stone-coated metal roofing products. We’ve checked. Recycling your old worn-out roof keeps it out of the landfill, and puts that material back into circulation to be used in other products, such as another metal roof.
Another big advantage stone-coated metal roofing has over asphalt shingles is that they last so much longer. Your average impact resistant shingle lasts around 30 years. Metal shingles often last at least 70 years. Metal shingles do cost more, initially. However, since they last so much longer than asphalt shingles, they often end-up costing less over their lifespan.
Another advantage stone-coated metal shingles have over asphalt shingles is that they come in more profiles. Asphalt shingle manufacturers try to make some of their shingle products look like, for example, wood shake, but they don’t really. Stone-coated metal shingles, on the other hand, come in 4 distict profiles, such as shake, shingle, barrel tile, and a southern Europe-style tile. Standing Seam Metal Sheets:

Standing seam metal roofing panels are a great roofing option. For one, they shed heavy snowfall quickly. This is because of their slick surface. As snow builds-up, at a certain point, the collected snow slides right off. Over doors, such as your front door and your garage door, we can add a barrier to hold the snow back so it doesn’t fall on anyone. In these cases, the snow gradually melts into the gutters.
Colors
Standing seam metal roofing panels come in more colors than any other roofing product. Most asphalt shingles come in a dozen or so colors. Most stone-coated metal shingles come in about a dozen or so colors. Clay and concrete tiles, at most come in a dozen colors. Our standing seam panels come in over two dozen colors, plus a few patterened multi-color options, or unpainted, galvanized, or metalic colors!
Longevity
Just like stone-coated metal shingles, standing seam roofing panels also last a very long time, at around 70 years or more. By comparison, most middle of the road, impact resistant asphalt shingles last around 20-30 years. If a young couple buys their forever house and installs a new standing seam metal roof, they probably won’t have to ever replace their roof during their lifetime.
Cost
Although standing seam panels cost more, initially, than asphalt shingles, because they last so much longer than traditional shingles, they end-up costing less than those same shingles. To install average asphalt shingles on a 2500 square foot roof with, expect to pay around $8500 ($3.40/sqft), initially. On that same roof, to install sheet metal or stone-coated metal shingles, expect around $23,750 ($9.50/sqft), initially. However, because a metal roof often lasts 3x as long, that metal roof could cost less than $8,000, maybe more!
Cool
As our Summers are getting warmer, a lot of Coloradoans are wondering what they can do to help lower their Summer ulitity bill. One of the smartest things you can do is have a standing seam metal roof. Because that’s exactly what they do – help lower your Summer cooling bill. That’s because air moves around the panels, which helps to cool them down. They also reflect more heat away than other residential roofing materials, and they do a great job releasing absorbed heat. When you think of concrete tiles, they look nothing like the sidewalk you’re used to walking on. They more closely resemble natural slate, and clay tiles. What’s more, they come in a small variety of colors, such as blacks, browns, reds, and greys.
Like metal, concrete roofing tiles are recyclable. The City of Fort Collins’ Crushing Operations off of Hoffman Mill Road accepts concrete. This makes concrete roofing tiles a ‘green’ roofing solution. And, when we tear-off your worn-out concrete roof, we will deliver it to this recycling center.
Like metal roofing, concrete roofing tiles are expensive. In fact, they are the most expensive residential roofing option, initially. However, also like metal roofing, concrete tiles also last a long time. The longest of all the roofing options we offer, at 70+ years. They aren’t nearly as cool as standing seam, however.
